The Leon project, located at Veldstraat 88 in Ghent, is transforming the former FNAC building, an iconic design by Belgian architect Léon Stynen, into one of the city’s most prestigious office locations. Commissioned by Qrf, an urban retail property investor, this project illustrates our expertise in seamlessly combining historic heritage with modern sustainability and comfort. The meaning behind the name 'Leon'

The name 'Leon' pays tribute to the architect Léon Stynen and symbolises our commitment to preserving his artistic and architectural legacy. It highlights how we integrate historical value with contemporary comfort and energy efficiency in our projects.

Hooox has developed all the marketing materials for the Leon project, highlighting the building’s unique features—sustainability, comfort and location. These materials have been strategically designed to attract the attention of potential tenants and investors.

Project website

For the Leon project, we have set up a comprehensive project website, www.leon.gent, which serves as a central information hub. Interested parties can find everything here, from visuals to technical specifications, and contact us directly regarding rental options.

We also highlight Leon’s sustainable initiatives, such as low operating costs, carbon offsetting and energy-saving measures, thereby emphasising the building’s environmentally friendly aspects.

Interactive map

A standout feature of the website is the interactive map, which shows how quickly Leon can be reached by bike, car, tram and train. This is particularly important because many potential tenants perceive the centre of Ghent as difficult to reach, whereas it is often quicker to get there than to certain office districts outside the city.

Digital Media

We have also utilised digital media, supported by advanced 3D imagery, which we produced in collaboration with external agencies. These visuals bring the building’s potential and design to life for future users.

A successful letting

After just a few months, 84% of Léon has already been let to Legal Fly (AI software), HP Engineers (engineering consultancy), Olympus Mobility (business mobility software) and QrF (property fund). A new high-end fitness centre is also set to open its doors soon. This leaves just a 560m² office space available on the second floor. Please feel free to contact Ceusters if you are interested.

Construction progress

Construction of the Leon project is in full swing, with completion expected in December 2024. This phase is being used to refine all technical and architectural details, with the involvement of QrF and HP Engineers as future users and stakeholders ensuring the quality and sustainability of the final result. The architecture was designed by Ghent-based aNNo architects, OneBim is providing the technology to manage the building, and Verstraete is carrying out the refurbishment.
