A brilliant
office block

A bustling city such as Ghent is in desperate need of new and high-quality office space, as can be seen by the high degree of occupancy evident in existing buildings in the area. Global Estate Group and Global Life Tree property developers pooled their talents and together are creating Diamond, a hypermodern and ultra-comfortable office building in an A+ location beside the Ghent-Sint-Pieters station.

The challenge


The world-famous New York-based Asymptote architects and Bontinck Architecture & Engineering in Ghent also played their role in this story. So what was our contribution? A creative communications strategy and a well-aimed marketing campaign. Using the building’s perfect location next to the railway station and the its BREEAM certification, we concentrated on companies that choose to focus on sustainability, but that also value extraordinary architecture.

Our approach

Hooox recommended that a new office concept be created that revolved around comfort and services. We then we created a clear communications strategy and the right tools for Diamond – from logo, branding and website through to brochures and 3D simulations, all coming together to form a coherent and appealing whole. The cherry on top was the one-minute video that we launched, giving potential tenants a sneak preview of this magnificent building.


Focus on service

Diamond is not a coworking space, but it offers comparable benefits. Thanks to our recommendations, this unique office block will soon be a shining example of Real Estate as a Service. Occupants select a services contract in which a wide array of value-added services are included and provided by the developers and operators. Another advantage of this approach is that the developers can recover VAT.

70% already let out

ING has already put its name down for 70% of the building’s office space, while a number of negotiations are being conducted for the remaining offices. We have firm faith in the growth potential of the Ghent office market, especially in the immediate vicinity of important commuter hubs. Hence it is no coincidence that hooox itself has just moved to a new office next to Ghent’s second-biggest commuter hub, the Dampoort railway station.
