Par leurs multiples impacts (environnement, densification, mobilité, accessibilité, revalorisation de sites, etc.), les nouveaux développements immobiliers touchent désormais à une dimension sociétale de plus en plus prégnante. Ils requièrent donc un marketing appuyé sur une stratégie de communication/ information à deux niveaux :

– En amont (phase de développement) : il s’agira d’informer le public de la pertinence du programme, de ses avantages socio-économiques ou encore de la qualité/fiabilité du développeur;

– En aval (phase de commercialisation) : le marketing fera valoir les avantages concurrentiels du programme, ses performances physiques, environnementales et sa valeur patrimoniale auprès des acquéreurs potentiels.
